Does anyone have the tankless water heater?
I do, but I don't think I'll be particularly helpful.
We probably should get around to de-scaling it.
We’re having trouble with our shower water being hot. The temp in the heater is set at 120F (and I haven’t figured out how to adjust that) and for all the faucets it services, the water is piping hot. But when we take a shower, the water is lukewarm, at best. Any ideas?
First place I’d look is the mix/blend valve at the shower fixture. This is what regulates the ratio of hot & cold as you turn the dial(s).
This sounds like you may be on to something.
It’s not too early to start mentally preparing your short list of candidates for 2021 RMOTY
I already won that.
Ah that’s right. Like Bama football. Happens so much each year just kinda jumbles together.
You may have actually been the one to declare it so.
That was 2020. See, it happened to you, too.
I made the adjustment to the valve. If it worked, I will nominate you and be the first one to vote for you.
That did the trick. Stately Wease Manor thanks you. I thank you, my friend.
I am starting to question the integrity of home inspectors being hired by RMers purchasing homes.

One of my neighbors called me opinions on the matter inconsiderate and condescending to the neighbors who have to look at the house and are truly upset by the colors.
That's OK. I find HOAs to be condescending, racist holdovers from the red-line era, and the two families that we're attacking are both immigrant families who don't speak English as a first language. My inconsiderate ass will sleep just fine tonight.

B, get a fucking grip.
I have dealt with countless HOA’s and not a single interaction could be described as racist.
Maybe North Carolina is different, that’s the only potential leeway I give you here. I agree HOA’s are total pains in the ass, and especially unnecessary for single-family neighborhoods. But honestly man get a fucking grip.

Team B. My wife comes from NC. Lots of soft racism there, especially within the upper middle class / upper class. Lots of NIMBY shit. I could totally see B’s neighbors donating to Biden and patting themselves on the back for frequenting the new Lebanese restaurant in town, but then banding together to make sure the vibrant paint jobs of a Puerto Rican family don’t cause an eyesore. Real Green Book shit. Fuck ‘em.

In my vision of B's HOA conundrum, he is torn between his being accepted by the alpha HOA members, who are genteel but yet tightly-wound paula deen types - and his white guilt fueled compassion for the latinos that live across the street from him, who quietly make fun of him constantly because he works really hard to be nice and say 'hi', but they could not care less about him. The tension builds as the Paula Deen contingent begins the HOA meeting with comments about the house 'colors', and then at one point a member deliberately mis-pronounces the issue as about 'the coloreds' - to which the entire HOA erupts in laughter - except B. He stands there, tight fisted - having flashbacks of his civil disobedience training days with Mr. Miyagi - but is snapped out of his daydreams by the resolution being passed around to be signed. The HOA member to his left nudges him - B looks down and it's a voting tally - one more vote left in order to pass the resolution to force a change in the color of the house - and only one person left in the room to vote: B. At that point he hears the cry of a baby in the distance - it's followed by the sound of a young boy 'mama, mama -donde esta papa?!' he asks, but mama does not know. Papa left long ago. The boy returns to playing alone, but not before he peers across the street and makes eye contact with B - who has been staring at the boy the whole time. Just as B prepares to turn to the HOA to announce his decision,
the police slam him to the ground and arrest him because he was oggling the boy for 15 minutes from afar and his abuelita got uncomfortable and called 911
