We accepted an offer on the lake house and got our asking price. At least til the home inspection, heh. Sounds like the buyers have been looking for the right place for a couple years, and this is the one for them, so that could give us some leverage on what they’ll probably want knocked off for a new roof and siding.

i fking found water in my basement 2 days ago and was mortified
traced it to an overflow from a washing machine upstairs
was livid for a 30 minute period
spent like $12k on a french drain / sump pump when i first moved in was like 'no fking way'

Damn, our lakehouse buyers backed out. Too many material issues with the property. Surprised they didn’t just ask for some money knocked off. Our agent is going to reach out and see if there is anything within reason that would change their stance.

ooof, what a pain in the ass. Was the inspection report brutal or just random things?
Our buyer wants us to re caulk the shower. I suppose we can make that happen. Though im not sure it actually needs to be re caulked. inspector just pointed it out and said if it can't be cleaned, it should be re caulked.

We hadn’t even heard back about the inspection yet. They wanted to bring in an engineer today, which doesn’t work for us, so we offered tomorrow or Saturday (still within the attorney review window etc), they responded the engineer wasn’t available then and canceled a couple hours later. Surprised they didn’t just find another engineer.
We’re going to let them know we are fine with offering more time to inspect, but not optimistic that changes anything. I guess they had planned to bring a few more pros to check things out too.
